RK Expands Its Investment in Eastern Bangkok and Sets Growth Target at 30% With 4 New Town-home and Home-office Projects to Launch in 2011

RK has started the year of the Golden Rabbit with the grand openings of four horizontal projects in the Bangkok’s eastern area during the first quarter and planned to release another four new town-home and home-office projects, targeting middle-end market, by year end.

Rungkit Real Estate (RK)’s President Mr.Visit Kittiudom said that the company has currently been working on the four new on-going horizontal projects -- townhomes and home offices -- and due to launch in this quarter were these following property projects, worth 3,000 million Baht in total: 1) RK Office Park Ramindra-Ramkhamhaeng, 2) RK Biz Center Motorway-Airport Link, 3) RK Park Ramindra-Kubon, and 4) RK Park Ramindra-Ramkhamhaeng

Mr. Visit also summed up the overall progresses of the four new projects, “RK Office Park, Ramindra-Ramkhamhaeng is the home-office project with 267 units but at the moment only 20% is left for sales. The buildings will be completed and ready for conveyance in the third quarter and the sales closing is expected to be done by midyear. The RK Biz Center Motorway-Airport Link which is a home-office project launched last year is advantageously located next to the main road. Each unit is placed on the plot of land between 20-140 square two-meters with the price starting from 4 to 22 million Baht. The project also offers a parking space of up to 200 cars and two gateways which can be easily accessed either through Motorway parallel road and Romklao 1 Road, only 5-minute drive from the Airport Link and Suvarnabhumi Airport, and shuttle bus service to and from the mentioned major sites is available for our customers in all 177 units. We aim to complete the project and make it 40% ready for conveyance within this year,”

“The RK Park, Ramindra-Kubon which consists of both townhomes and home offices is situated in a residential zone and near the Eastern Outer Ring Road, Fashion Island and Safari World making it an ideally commutable spot. The future sky train’s pink line (Minburi line) is also a key factor that gains this project warm feedbacks since its launch in the last year’s second half. For the nonce, the RK Park, Ramindra-Kubon is 70% sold and expected to be sold out within this year. Some units have already been transferred to the buyers. The RK Park, Ramindra-Ramkhamhaeng on Hatairat Road is a fully-equipped town-home and home-office project with a total of 349 units. The first phase (170 units) was introduced at the beginning of this year and up until now it has already been 40% sold,” said Mr. Visit.

Mr. Visit also revealed the investment plan of the year 2011 that the company has been planning to release another four new property projects including townhomes, home offices and detached houses in and around eastern Bangkok, the area where the housing price is not too high and the company knows and well understand the demands in the market. The four new property projects would be located on Saimai road, Hatairat road, Romklao road and Pattana-Chonnabot road respectively. The recent project is RK Park Watcharapon-Saimai with the investment of 200 million Baht and the pre-sales is now open. It is expected that by the end of 2011 the project would be 60% sold. Another three projects are scheduled to be commenced in the second half of this year.

RK Park Watcharapon-Saimai is set on the 18-rai-66-square-two-meter plot of land and is now under the process of land leveling and infrastructure setup. The project will be commenced in April and the model house will be ready for visitors by midyear. RK Park Watcharapon-Saimai is made up of 3 kinds of housing types --- 2-storied townhome, 3 storied-townhome and 3-storied home office --- for a total of 174 units. It is situated on the main road near Watcharapon Junction and Saimai Chaloemphrakiat Park and only 500 meters from Wongsakorn market. Townhome starts at 1.69 million Baht and home office starts at 3.29 million Baht.

Mr. Visit also added that every RK project received great feedbacks from both new customers and the existing ones as the company was reputable for its construction work, its durable structures and its investment-worthy value making it a highly competitive choice and overcoming its well-known competitors in the same area. The company was putting a good emphasis on location. The key factor that made every RK property project warmly welcomed and sold out within a short period of time was its prime location. Each of them was situated on the main road, slated in residential areas and conveniently accessible. Our target customer is the middle-end group or B+ who looks for a worthwhile habitat as well as the SMEs.

“In 2011, we will focus on making the RK brand known in an even broader area by using media that directs us to the target group. Online media and marketing activities will also be launched in order to make us accessible to any business organization, modern people and family. We expected, from the recent on-going property projects, that the company’s overall operation will grow by 30% in comparison with last year’s result but there might be some slight changes, depending on the overall economic situation,” concluded Mr. Visit.
